Home Condition Report
From 1st August 2007 anyone selling their 4 bedroom or more home will need to have a Home Information Pack
before putting their house on the market. This can contain a Home Condition Report
although it is no longer compulsory. A HCR is :-
- An objective report on the condition of the property using a standard rating system to
provide consistency between different home inspectors.
- Is is designed to be relied on by both the person commissioning the report and the potential buyer.
- The report does not include a valuation but it does include a potential rebuild cost estimate.
- Government research indicates that 43% of failed transactions do so as a
result of problems revealed by a valuation inspection or condition survey after terms have been agreed.
The HCR is designed to reduce these problems.
